If you see a property that you would like to offer on, it is never too early to get in touch with us as we can assist with explaining how the process works, looking over Home Reports, negotiating offers, noting interest and offering at closing dates.

Once you have found a house for which you would like to offer, there are a few points you must consider at the very outset.

Check the Home Report.
A Home Report consists of a Survey Report, Property Questionnaire and Energy Performance Certificate. The Survey Report is prepared by a chartered surveyor and provides a summary of the condition of the property. Check this carefully and let us know if there are any issues. Any 3s in the survey should be given careful consideration.

Get your finances in order.
If you are getting a mortgage for fund your purchase you should speak to a mortgage adviser at the earliest opportunity. Your mortgage broker will be able to give you advice on the amount you can borrow and therefore the amount you need to put down (the deposit) yourself from savings. Legal fees, outlays and any Land Tax (used to be called Stamp Duty) are paid on top of the deposit.

An example quote for the sale of a house, with a mortgage, at £150,000, would be as follows:

VAT @ 20%: £158.00
Multisearch: £115.00
Coal Report (if requried): £40.00
Registers of Scotland – Advance Notice: £20.00
Registers of Scotland – Discharge registration: £80.00
Total: £1,203.00
